Indian Economy

Always go for land instead of flat no matter how costly the land is. Independent house on your land is much better than a flat any day.

No longer possible in current scenario with some exceptions. First hurdle is the legal hassles of clear property title, location, water availability, current infrastructure like roads, schools, and hospitals nearby. Second hurdle is the price itself. If flats are going for above 2 crore, then imagine the cost to buy a plot of land and then build a house on it. It would be out of budget for many people. Third hurdle is the safety and security. If your plot comes under gated society with full security then no problem otherwise it's not worth it in today's cruel world. Having said that I like a simple living. Living in a decent flat in a gated society with good amenities is definitely better for health in my opinion.

On the real estate front, as an older guy with some experience. Get the independent house with land as first preference.
I remember calculating that, for the same monies as buying a flat in great location is same as renting there plus buying a land plus house in tier 2 cities.

This makes the most financial sense as you get to have the safety of a house in case things go sideways and also you have locked in the land rate on today's costs.

For like 95% of population even renting flats are a hard thing. Land anyways is hard to have in india, unless your ancestors owned them or you are insanely wealthy.

I am definitely happy about this news and in fact cheering it slows down further. There was a time where you could buy a plot and build a house for less than 1 crore. Granted with inflation we can't do that today. But fucking hell these real estate scummy builders are selling matchbox houses for 1.5 crore to 2.5 crore today. You can't get a decent 2 BHK in the range of 1 crore - 1.5 crore in any tier 1 city. The total built up area is hardly 1,000 square feet.

There is shit loads of black money in real estate. We need these buggers to suffer and make them come down from their high pedestal and offer their inventory at reasonable prices. I hope this trend continues and people stop fearing FOMO and at best delay their purchases of new flats. I am seeing even societies which are 15 years old are quoting insane prices for resale flats which is simply outrageous. It is time for a shakeup in the Indian real estate industry.
if real state prices of tier 1 cities go down significantly...will it also effect our daily consumption food nd items prices or inflation, like we see in oil prices nd rupee valuation case?? If not, than most people hv no problem in real state prices crash.

folks who have invested a lot in speculative prices of real estate will get fucked probably , unless they close their investments. if there are signs that real estate will go down then, most people will end up divesting.

Flat is also land, just collectively owned by flat owners of a building. U don't just buy apartment 201 when u buy apartment. U also buy your apartments share of the plot of land the building is built on. Even if ur building crumbles to dust after earthquake , your flat is still worth something coz u still own chunk of land where ur building stood.

I thought Novo Nordisk already has a drug called Ozempic which is used to treat type 2 diabetes but it's happy side effect it also induces weight loss. Maybe these guys want a monopoly on the weight loss drugs given how many people are taking it these days.
Ozempic has helluwa side effects bhai, ranging from schizophrenia to hearing loss, it's also not guaranteed that fat loss from ozempic shall not bounce back once administration is halted

better to take supplements like injectable L-carnitine that is far more safer and actually works by metabolising fat as energy source + routine exercising than go ahead with such drugs
