The Dharavi Redevelopment Plan.

The Maharashtra government has greenlit the comprehensive master plan for the Dharavi Redevelopment Project, marking a transformative chapter for one of Asia's largest informal settlements.

With an estimated outlay of 1 lakh crore, this initiative is poised to be among the world's most ambitious urban renewal projects.

Renowned architect Hafeez Contractor, alongside global firms Sasaki and Buro Happold, are steering the design, aiming to create a city within a city that sets global benchmarks.

The redevelopment emphasizes preserving Dharavi's unique cultural and economic fabric, ensuring that its vibrant identity remains intact.

The Comprehensive Development Plan.

The Plans include constructing 12 crore Sq. ft. BUA of rehabilitation structures and an additional 14 crore s Sq. Ft. BUA of saleable property.

The project envisions the establishment of MSME parks, R&D centers, and training hubs to bolster local industries and entrepreneurship.

The Significant improvements in roads, sewage systems, and water supply networks are on the agenda to enhance living conditions.

The Total Area of Dharavi Notified Area: Approximately 635 Acres.

The Area under Redevelopment Project: 426 acres usable area, including Railway Land Development Authority RLDA Land, Roads, Public Amenities, Facilities, Infrastructure, places.

Redevelopment on around 125 acres land parcels,

The sales component on 130 acres land parcels.

The 75 acres for Public places.

Around 72,000 new tenements are planned, which will include homes, commercial shops, and spaces for small industries. However, a proper survey to confirm the number of eligible residents is still underway. Some areas like Kumbharwada and privately-owned slum land have shown resistance to the door-to-door survey work.

It Excluded Area: 235 acres not part of the redevelopment scopes.

The Estimated Project Cost: 95,790 Crore Rupees.

The Official Approval and Letter of Acceptance, LoA: July 17, 2023

The Construction Start Date: January 14, 2025, with issuance of First Commencement Certificate.

The Project Duration: 10 years +.

The Scheduled Completion Date: January 13, 2035 +.

The Commercial Premises, 6 Crores Sq. Ft. If Built Up Area, 3 Crorew Sq. Ft. Of Gross Leasable Area.
 
Ya'll Nibbiars to be frank allowing Sales component to be built on Salt pans lands meant only for the illegable Dharavi tenants is pure scam and can't be justified in any scenario,

Those building shown in orange are Sales component and yellow are rehabilitation ones.

Just Hiranandani got away with powai by building high income projects instead of promised low income dosen't gives a clean chit to Adani to be frank.
